TOWN OF CHEBEAGUE ISLAND
NOTICE OF TAX SALE

PLEASE TAKE NOTICE that the Chebeague Island Board of Selectmen is accepting sealed written bids for the purchase of the municipality’s interest in tax acquired property located at Tax Map I02_Lot _025a and as further identified as NO # Littlefield Road, Chebeague Island, Maine 04017. Any individuals submitting bids must do so in writing and in a sealed envelope marked to read “Tax Sale Bid” on the outside of the envelope. Each bid is for the offered property only. Bids must be delivered to the Town Office, C/O Town Administrator, no later than 4:00 pm on Thursday, October 28^th, 2010 when all bids will be opened by the Town Clerk and read aloud. Late bids will not be opened or considered.

Each bid shall include the bidder’s name, mailing address and telephone number and must be accompanied by a deposit in the form of a certified check or money order, in an amount equal to or greater than 15% of the bid price. The successful bidder’s deposit will be credited to the total purchase price for the property. Deposits will be returned to any unsuccessful bidder. Any bid that does not contain the proper information or deposit will be rejected. The Board of Selectmen has set the minimum bid at $5,000.00 .

Bids shall be turned over to the Board of Selectmen for action at their next regular meeting, assumedly Wednesday, November 10^th, 2010 at 7 pm at the Island Hall. Successful bidder shall have ten (10) days from the date of the bid acceptance in which to complete the purchase and submit an adjusted certified check for the remaining balance. The property will be conveyed by a Quit Claim Deed without covenants. The successful purchaser shall be wholly responsible for whatever action is necessary including but not limited to a physical inspection to view the property or in the necessary circumstance to vacate the property. In the event that a successful bidder fails for any reason, to complete the purchase in the time stated, the bid acceptance is void and the bidder’s deposit shall be forfeited to the Town of Chebeague Island.

The property for sale is described on the Town of Chebeague Island Tax Maps as : Map _I02, Lot 025a. Such property is located on Littlefield Road, Chebeague Island, Maine 04017. The tax maps and other public information concerning the property may be viewed at the Chebeague Island Town Office during normal business hours, which are: Monday 8-4; Tuesday 8-4; Thursday 12 noon – 8 and Friday 8 to noon. The Board of Selectmen reserves the right to reject any and all bids.
